Every staging project begins with an initial no-obligation phone consultation to discuss your situation and how we may help you. During this time, we may then schedule an in-home consultation about staging your home, with recommendations on preparing the property for sale.

We offer the following in-home consultation services:

Walk and Talk

During this 1-2 hour meeting, we will assess your staging needs, discuss recommendations, take photos and measurements as we walk room by room through your home. Property owners may take their own notes if they wish. A proposal for our services may be provided as well.

Do-It-Yourself Report

Following a staging consultation and with an additional charge, we can provide a detailed, written report  complete with photos and a suggested staging action plan.  The report is typically emailed within 48 hours. This service is perfect for those who want to take on the project and tackle the work themselves.

Vacant Home Staging

Is your home vacant without furniture?  Only about 10% of potential buyers can see the possibilities that a vacant, empty home has to offer.  Rental furniture for staging and accessories will help people visualize the size, layout and purpose of a room.  Plus, a professionally staged home will appear warm and inviting so it feels like home where buyers are more likely to make an offer.  Our goal is for every staged home to look like a “model home”.

Buyers need to have an emotional connection with a home and aspire to a lifestyle before making a purchase. We stage homes with your target buyer demographic in mind as well as your budget. Since buyers are attracted to homes that appear well maintained and move-in ready, we may make recommendations for home repairs and improvements such as painting, updating light fixtures, kitchens, and baths, that may give you a good return on your investment. Fees for Home Staging

The cost of home staging will vary depending on the size of your home, and the amount of preparations necessary to get your home market ready as well as how much you would like us to assist you.   Our rates are budget friendly.  There may be a small fee for a vacant property staging preview and proposal which is credited back upon hire! For owner occupied property assessments, we offer affordable rates for in-home consultations.  We will make recommendations for updates such as paint and carpet replacement, renting some furniture if needed, and removing or adding items to highlight areas and make the home feel more open.  Wherever possible, we will utilize and repurpose your existing furniture in a way that improves room flow and function.  For DIY-ers, a detailed room-by-room report would cost an additional fee depending on the size and needs of the home.  Please email me at Marian@DistinctiveStyling.com for our current fee schedule for staging and other services.

Your home may be one of your biggest investments you make.  When selling your home, an investment in home improvements and staging could give you a substantial return. Most often, this will pay for any improvements you make many times over as Home Gain statistics will show.  The fees for professional staging services, home repairs and updates are typically 1% – 3% of the selling price of the home.  With our staged properties selling on average 30 days or less (sometimes less than 2 weeks), staging is highly recommended for most homes.  We will always try to give you the most cost effective options that you are comfortable with in staging your home.
